A lo largo de los últimos 16 o 17 años han predominado dos tendencias en el crédito hipotecario que otorga la banca: una baja constante en sus tasas de interés y el crecimiento sostenido en su colocación. Al cierre de 2014, la información de las firmas especializadas indicaba que este sector contaba con entre 1 y 1.1 millones de m2 en construcción. Tan sólo seis meses después, los reportes revelan que hay 2.1 millones de m2 en pleno desarrollo y que aproximadamente 60 centros comerciales están en construcción.
